FOKUS WOHNEN DEUTSCHLAND übernimmt fertiggestelltes Wohnprojekt „The Plus“ in Wolfsburg in den Bestand

The open-ended real estate fund  FOKUS WOHNEN DEUTSCHLAND  has added the residential project  „The Plus“ in Wolfsburg  to its portfolio. The project was sold by a joint venture between  URBAINITY DEVELOPMENT  and  Meyer Projektentwicklung . Located in the new Steimker Gärten development, the complex comprises approximately 14,000 square meters of residential space and around 3,200 square meters of commercial space in total, comprising two buildings: The smaller building contains 36 residential units and was handed over on September 17, 2024. The larger building houses 152 apartments and ten commercial units on the ground floor and was also handed over in September 2025. In addition, there are 269 underground parking spaces.

The supermarket chain EDEKA has been secured as the anchor tenant for the commercial space, leasing approximately 2,000 square meters for its „nah & gut“ brand. All apartments feature underfloor heating, a fitted kitchen, and a balcony, loggia, or terrace. Initial leasing of the apartments is being handled by the nationwide real estate agency  Müller Merkle Immobilien .

FOKUS WOHNEN DEUTSCHLAND is an open-ended real estate fund administered by the service KVG INTREAL, with asset and property management handled by INDUSTRIA. INDUSTRIA acquired the project in 2021 as asset manager through a forward deal for the fund. The joint venture with URBAINITY and Meyer aimed from the outset to develop a pioneering complex that would set new standards for residential construction in Germany.

The centrally located property „The Plus“ is just a ten-minute drive from the VW plant and is part of the Steimker Gärten neighborhood development. Since 2017, Volkswagen Immobilien has been developing one of Germany’s largest private residential construction projects on 22 hectares of land. The development will comprise approximately 1,800 rental and owner-occupied apartments, built in partnership with select investors. The neighborhood features forward-looking mobility concepts, including car and bike sharing, electric vehicle charging stations, and a local bus service.

Henrik Diemann , Managing Director of  URBAINITY DEVELOPMENT , says: „How do the engineers, mechatronics engineers, and programmers who are developing our future mobility live? This guiding question led us to develop ‚The Plus‘. The result: attractive, comfortable, and energy-efficient apartments in the growing city – for both digital nomads and young families.“

Wolfsburg’s Mayor  Dennis Weilmann  says: „‚The Plus‘ is a true showcase project for modern construction and, moreover, for the ideal combination of residential and commercial space. With ‚The Plus‘, Wolfsburg gains a fantastic housing option in an excellent location, which is also an important urban planning element of the Steimker Gardens.“
